You have already been involved in the initial phase of warranty service, the customer walk-thru inspection.
As stated in the letter presented to you prior to walk-thru, any discrepancies were to be listed on the walk-thru form, and as a general rule, should be corrected within two weeks from the date of your walk-thru, unless such items require parts which have to be ordered or work delayed due to weather conditions.
The next phase is general warranty service. To understand this phase, a description of what your warranty consists of, and then what procedures are required in order to insure that your warranty service is properly taken care of follows:
- First, what are you, as a Canoa Homes homeowner, entitled to with regard to warranty on your new home? Simply stated, Canoa Homes warrants your new home in accordance with Arizona state law and governed by the Arizona Registrar of Contractors. More specifically, during the first year after the closing date, any and all warranties or guarantees supplied to Canoa Homes by manufacturers, suppliers or subcontractors, are passed on to you. Additionally, Canoa Homes warrants against all structural defects of material or workmanship for a period of two years from the date of closing. (This does not mean that your home has an unconditional warranty for the first two years. Specific areas of warranty shall be covered later.)
- Second, what are the procedures you, as a Canoa Homes homeowner, are required to follow in order to insure that warranty service is taken care of? In order to cover these procedures, two areas of warranty service must be classified:
- Is the service required of an emergency nature, i.e., that which includes any and all warranty problems which endanger your safety, health, or problems which, if not remedied quickly, will cause irreparable damage to your home or contents. (Example: Your front entry door does not lock.)
- Is the service required of a general warranty nature or other warranty problem not requiring emergency service. (Example: Your bedroom door does not close properly.)
